PUBLIC NOTICE
Zoning Text Amendment (ZTA) 21-166, Core Employment / Residential Zone (CER) Zone
Notice is hereby given that the Planning Commission of Charles County, Maryland will conduct a Public Hearing on July 18, 2022, at 6:00 p.m. to consider a proposed Zoning Text Amendment (ZTA). The meeting will be held in the Government Building Conference Room (“Blue Room”) and via video teleconference. Persons wanting more information may call 301-645-0692. The hearing is open to the public, and public testimony is encouraged.
Designated as ZTA #21-166, this application was filed by the Law Offices of Sue A. Greer on behalf of the Applicant, K. Hovnanian Mid Atlantic. The amendment proposal specifically involves the Core Employment / Residential Zone and seeks to repeal and reenact Article VI, Base Zone Regulations, § 297-95, Core Mixed-Use Zones, of the Zoning Ordinance. The proposal would enable infill development that is comprised of solely residential uses on currently undeveloped properties. Eligible properties must consist of no less than 2 acres and no greater than 9 acres; and must have a least 50% of the non-street perimeter of the subject property (side and/or rear lot lines) developed with single-family dwellings or higher intensity residential uses.

Public testimony may be given either in person or virtually. Each speaker is allotted three (3) minutes. If a registered speaker is not available when called, the County has the right to move onto the next caller.
