PUBLIC NOTICE

THE BOARD OF APPEALS FOR CHARLES COUNTY, MARYLAND has been petitioned by Sage Ventures, for approval of a Special Exception to develop a Mini-warehouse facility, as provided in Article XIII, §297-212, Use #7.02.230 and Article XXV, § 297-415 of the Charles County Zoning Ordinance. Filed under SPEX-250004, the applicant seeks to construct a three-story 6,310 square foot self-storage facility with elevators and outdoor RV storage at the rear of the facility. The proposed site is located at 10191 Berry Road in Waldorf, Maryland, designated as Tax Map 7, Grid 10, Parcel 28, consisting of approximately 2.6909 acres of land. The land is further described on a plat duly recorded among the Land Records of Charles County, Maryland in P.B. 45. P. 70, as Parcel ‘D’. This parcel is located entirely within the Business Park (BP) Zone.

The Board of Appeals hereby announces that a public hearing will be held on Tuesday, January 27, 2026, at 6:30 p.m. The hearing will be conducted in person only; a virtual attendance option will not be available. In-person attendees should report to the Charles County Government Building Auditorium, located at 200 Baltimore Street, La Plata, Maryland 20646. The hearing is open to the public, and public testimony is encouraged.

Members of the public may register to speak or submit comments online at: https://charlescountymd.info/BOAPublicComment. Each speaker will be given three (3) minutes to address the Board. If a registered speaker is not present when called, the County may proceed to the next speaker. Written comments submitted online will be included in the official record only if the individual submitting the comments appears in person to provide testimony.
